24/7 Emergency Plumbing · Mission, KS
Burst pipe? We pick up.
Hartwell & Sons has answered Johnson County's plumbing calls for about 26 years — a second-generation family shop that shows up when it said it would, quotes the job before touching it, and stands behind the number. Licensed & insured.
Straight talk about the overnight line: we answer 24/7, and calls are triaged by severity. A burst pipe gets us out of bed. A slow drain gets the first slot in the morning.
What We Do
Plain names. Fixed right.
No packages, no upsell scripts. Six things we do all day, every day — and the price stated out loud before any of them start.

Emergency Repair
Burst pipes, sewer backups, no water at all. Call any hour — if it can't wait, neither do we. Overnight calls triaged by severity, and we'll tell you which yours is.

Water Heaters
Repair when it's worth it, replacement when it's not — tank or tankless, sized to your house. We quote both when it's close and let you pick.

Drain Cleaning
Machine-cleaned lines with a camera down the pipe after — so you know what caused the clog, not just that it's gone for now.

Fixtures
Faucets, toilets, disposals — installed square, sealed right, and done in one visit whenever the parts allow. You pick the fixture; we make it not leak.

Sump Pumps
Pumps, pits, check valves, and battery backups that keep spring storms out of your basement. Tested twice before we pack up.

Repipes & Rough-In
Whole-house repipes and remodel rough-in, run neat and to code. The walls close up — the work behind them still has to be right.
Planned Work
Water heater on its last winter?
Rusty hot water, a tank that groans at 6am, showers that run cold faster every month — you don't have to wait for the floor to get wet. Plan it now and it happens on your schedule, not the tank's.
Repair when it's worth it. If a burner assembly or a valve gets you five more good years, that's what we'll quote — not a replacement you didn't need.
Replace when it's not. Past ten or twelve years, most tanks are living on borrowed time. We'll tell you straight and size the new one to your house, tank or tankless.
Quoted before we start. You hear the full number — unit, labor, haul-away, permit — before any wrench turns. The quote you hear is the bill you get.

Why Us
Second generation. Same standard.
Hartwell & Sons started about 26 years ago with one van, one wrench set, and a simple rule: quote the job before you touch it, then stand behind the number. The sons run the trucks now. The rule didn't change.
We're licensed & insured, we show up when we said we would, and we clean up like it's our own basement. If a repair isn't worth your money, we'll say so — Johnson County is small enough that we can't afford to be the plumber who talked you into something.

The phone gets answered

Plan a Project
Tell us what's going on.
Water heater aging out, remodel coming up, drain that's never been right — give us the short version and we'll call you back with a window and a straight number. Emergencies skip the form: call.
What happens next
- 1. We call back. A dispatcher, not a phone tree — usually within the hour during shop hours.
- 2. You get a window. A real arrival window we actually keep, not an all-day maybe.
- 3. Price before work. The full number, out loud, before a wrench turns. The quote you hear is the bill you get.

Word Around the County
People call back. That's the review.
“Pipe let go behind the laundry wall at two in the morning. A human answered the phone, talked me to the shutoff valve, and a plumber was in my basement before sunrise. The bill matched the number he said on the phone.”

Asked A Lot
Straight answers, before you call
Do you really answer the phone at 2am?
Yes — the line is answered around the clock, every day. Here's the honest part: overnight calls get triaged by severity. A burst pipe or a sewage backup gets a plumber out of bed tonight. A drippy faucet gets you the first slot in the morning, and we'll say which one it is while you're on the phone.
How does your pricing work?
We tell you the diagnostic price when you call. Once we've seen the problem, you get the full price before any work starts — and that number is the bill. No truck fees, no surprise line items. It's been the house rule for about 26 years.
Are you licensed and insured?
Yes — fully licensed and insured, and we're glad to show you proof of both before we start. Every person who walks into your home works for us; we don't send subcontractors.
Should I repair my water heater or replace it?
Rough rule we quote by: under eight years old and it's usually worth repairing; past ten or twelve, replacement usually wins on math alone. We quote both options when it's close and let you pick — tank or tankless, sized to your house.
What should I do while I wait for you?
Find your main shutoff — usually a valve near where the water line enters the house, often by the meter — and turn it clockwise. That stops most emergencies from getting worse. If you can't find it, stay on the phone and we'll help you look.
What areas do you serve?
Johnson County, Kansas: Mission, Overland Park, Prairie Village, Shawnee, Lenexa, Merriam, and Leawood. On the edge of that map? Call — we'll tell you straight whether we can get to you.
